I went inside. I sat down at the dining room table. I added Hector Ruiz to the witness list. The folder was now four inches thick.

The third escalation came on a Tuesday morning in early October. Britt had my car towed out of my own driveway.

I came out at 7:15 a.m. with my coffee and my keys, and the slot where my Tahoe had been parked at 6:00 when I went to bed was empty. There was a yellow tow notice taped to the lamppost at the end of the driveway. The notice said my vehicle had been removed for obstruction of a Stonewater Ridge HOA right-of-way, and that I could retrieve it by paying a $400 towing and storage fee at AAA Vandercroft Auto Recovery.

AAA Vandercroft Auto Recovery. The same last name, of course.

I stared at the empty driveway for about ten seconds. Then I called Ethan from the front porch. He came out in his hoodie holding a Pop-Tart.

"Where's the truck?"

"Britt towed it."

"From our driveway?"

"From our driveway."

He chewed his Pop-Tart. He squinted at the empty asphalt. He swallowed.

"That's illegal, right?"

"Almost certainly."

"What are we doing?"

"You're going to school. I am going to work. And then tonight, I am going to sit at the kitchen table and write a report."

He nodded, got in my borrowed bureau car, and we drove to school.

Here's a thing every American homeowner should know: your driveway is your property. An HOA cannot tow a vehicle off your private driveway. They can tow vehicles off HOA-owned roads or HOA common areas if there is proper signage and proper procedure, but they cannot reach onto your private property and take your truck. Doing so is conversion. Conversion is the civil tort version of theft. In Virginia, conversion is also a crime if the vehicle's value exceeds $500.

The takeaway is simple: if an HOA tows your car off your own driveway, that's not a property dispute. That's auto theft.

I retrieved the Tahoe at 3:00 in the afternoon. The lot was a fenced gravel pad behind a strip mall. The man behind the counter was approximately 300 lbs, wore a wife-beater under a flannel shirt, and chewed sunflower seeds while he typed. He charged me $417.12.

I paid in cash. I got a receipt. I photographed the receipt. I photographed the lot. I photographed his face on the way out, with my phone held casually below my hip, the way they teach in counter-surveillance training.

His name, according to the LLC filing for AAA Vandercroft Auto Recovery, was Dale Vandercroft Jr., Britt's nephew. Dale Vandercroft Sr., a few miles away, was busy parking his black GMC Yukon across the street from my house.

I was now collecting Vandercrofts the way Pokémon trainers collect Pokémon.

By 4:30 that afternoon, I had filed a civil complaint for conversion in Loudoun County General District Court, plus a separate complaint with the Virginia State Corporation Commission alleging unauthorized vehicle storage. I had also forwarded the entire incident, with photographs, receipts, and the towing notice, to a friendly Assistant United States Attorney named Renata Park.

Renata called me at 5:00.

"Marcus," she said, "are you sure you want to keep playing this out?"

"I am."

"You could pull her in tomorrow."

"She hasn't done the federal piece yet."

"She's already done plenty of federal pieces."

"Renata, I want her to do the federal piece on camera, in front of witnesses, with my son in the kitchen."

There was a long pause on the line. "Marcus, are you setting up a sting?"

"I am letting a sting set itself up."

She laughed—a real laugh, tired prosecutor laugh. "Tell me when you need the cavalry."

"You'll know."

I hung up. Ethan walked into the kitchen. He held up his phone.

"Dad, Mrs. Penniman across the street wants to know if she can come over tonight. She says she has a folder."

"A folder?"
