"Actually, I'm here to do something for you. I understand you've received an interesting offer from Sterling Dynamics. Word travels fast in the business community, and I'd hate to see you make a decision you might regret."
The comment sent a chill down Ethan's spine. "I'm not sure what you mean."
Blackstone smiled, but there was nothing warm about it. "Victoria Sterling has a reputation for, let's call them, impulsive business decisions, especially when they involve attractive single fathers who've caught her daughter's fancy. This wouldn't be the first time her personal feelings have clouded her professional judgment."
Ethan felt his jaw tighten. "I think you should leave."
"Hear me out," Blackstone continued, pulling out a Manila folder. "I represent a consortium of investors who are very interested in this neighborhood. Prime location, excellent development potential. We're prepared to offer you $300,000 for this property. That's triple what you could get in the current market."
"It's not for sale."
"Everything's for sale, Mr. Rodriguez. The question is price and timing."
Blackstone's smile became predatory. "Because I'd hate for you to discover that Sterling Dynamics' offer isn't as secure as it appears. Corporate partnerships can be fragile, especially when they're based on personal relationships rather than sound business principles."
Before Ethan could respond, another voice cut through the tension. "Richard, what an unpleasant surprise."
Victoria stood in the doorway of the shop, her expression ice cold. She was dressed for business in a sharp gray suit, but there was nothing professional about the anger in her eyes.
"Victoria," Blackstone replied smoothly, "just having a friendly conversation with Mr. Rodriguez about his options."
"Funny, it doesn't sound very friendly from here."
Victoria moved to stand beside Ethan. Her presence both protective and possessive.
"Especially since your consortium has been systematically intimidating small business owners throughout this neighborhood for the past 6 months."
Blackstone's facade cracked slightly. "That's a serious accusation."
"It's a factual statement. Mrs. Chen told me about your visit to the laundromat. Tommy Nguyen mentioned the pressure tactics at his restaurant. You've been offering money upfront while quietly ensuring that anyone who doesn't sell faces permit problems, inspection issues, and mysterious zoning violations."
Ethan looked between them, realizing he'd stumbled into something much larger than a simple business negotiation. "What's really going on here?"
"Richard's investors want to buy up this entire block and turn it into luxury condos. They need every property owner to sell or their development plans fall apart. Your shop is the last holdout."
"And now you've given him an alternative. How convenient that Sterling Dynamics suddenly needs automotive services right after Rodriguez's property becomes crucial to our timeline."
The accusation hung in the air like smoke from an overheated engine. Ethan felt something twist in his stomach. The seed of doubt that Blackstone had intended to plant.
"You're suggesting that Victoria's offer is somehow connected to your development plans?" Ethan asked slowly.
"I'm suggesting that Miss Sterling has a history of mixing business with personal interests. Check the public records, Mr. Rodriguez. Sterling Dynamics has partnerships with three different real estate development firms, including one that would benefit significantly if your property remained unavailable for our project."
